We provide constructability review during design development, preliminary budgets tied to real subcontractor pricing, long-lead material planning, and permit coordination — so the project is set up to succeed before a shovel turns.
Subcontractor Selection & Trade Coordination
Every trade on a Peacock Signature Homes project is performed by a personally vetted network of high-end specialty craftspeople. Structural steel, custom millwork, luxury stone and tile, hardwood flooring, smart home integration — we curate the right team for each project and manage every trade from mobilization through final inspection.
Transparent Cost Plus Project Management
For clients who want to see every dollar. We operate exclusively on a cost plus fee structure — you receive every subcontractor invoice, every material receipt, and a full budget-versus-actual update with every draw. No hidden margin. No pressure to cut corners. Complete visibility from groundbreaking to closeout.
A note on scope: Peacock Signature Homes takes on one to three projects per year. Project minimum’s apply. If you are working with an architect on a home at this level and need a builder who will execute the design as intended, we would welcome a conversation.

We enter the process during design development, before anything is locked. Working alongside your architect, we provide constructability review, real subcontractor pricing, and long-lead material planning so the design you have invested in can actually be built — on budget, on schedule, and exactly as drawn.
Custom Home Construction
We build fully custom residences at the $2M+ level through a personally curated network of high-end specialty subcontractors. No W2 crews. Every trade selected for this project, managed by one builder from groundbreaking to certificate of occupancy. One to three projects per year. That is not a constraint — it is the standard.

How We Work
You See Everything. That Is the Point.
Peacock Signature Homes operates on a cost plus fee structure, which means every invoice from every subcontractor and supplier is visible to you throughout the build. You receive a complete draw package at every milestone — subcontractor invoices, material receipts, budget versus actual tracking, progress photography, and a schedule update. Nothing is hidden. Nothing is marked up behind a fixed price and handed to you as a lump sum.
This is not standard practice in residential construction. Most builders at any level operate with a margin they protect by controlling what the client sees. We operate the opposite way. Our fee is agreed upfront as a percentage of verified construction cost. When you know what everything costs, you can make decisions with full information. That is how a project of this scale and permanence deserves to be managed.
The builder you speak with before the contract is signed is the same person managing your project the day your certificate of occupancy is issued. One point of contact. One person accountable for every decision. That is what it means to build with Peacock Signature Homes.
